The luxury conversation in North Bengaluru has split into two arguments. One says the rarest thing you can buy is service and finished stock. The other says it is land, scale and a corridor still on its way up. Embassy One North Tower vs Century Immencity is where those two arguments meet.
The Case for a Finished Tower
Embassy One North Tower stands at 8 Bellary Road, just north of Mekhri Circle, on the seam between the old city and the airport corridor. Thirty floors hold 59 residences at two homes per floor. Every home is entered from its own elevator lobby; there is no shared corridor anywhere in the building.
The residences occupy a private two-acre ground inside the wider eight-acre Embassy ONE estate. Beyond the residential gate sit the 230-key Four Seasons Hotel Bengaluru, Pinnacle — a 13-storey, 195,000 sq ft LEED Gold pre-certified office building — and luxury retail and dining.
The homes run from 4,149 to 15,124 sq ft, spanning two-bedroom duplexes to five-bedroom penthouse duplexes. Interiors are by Yabu Pushelberg, architecture by HKS and landscape by P Landscape, Thailand. Every residence carries one or two staff suites with an independent staff bathroom. Pricing is released on request against a confirmed requirement.
Crucially, the project is nearing completion and has RERA approval. You can visit the project to check the design and operational services.
The Case for a Destination Under Construction
Century Immencity takes the opposite position. Century Real Estate has assembled 50-plus acres at Jakkur, fronting International Airport Road, and is master-planning roughly 11 million sq ft across five distinct districts — commerce, hospitality, culture, retail and residences.
The residential collection, codenamed Blue Moon, holds 334 Neo Luxe homes across five mid-rise towers on a dedicated six-acre district kept to 75% open space. Density is deliberately restrained: around 56 residences per acre, five per floor, no common walls between homes.
Current inventory comprises 3 BHK homes at 2,175 sq ft and 2,565 sq ft, priced from ₹4.25 Cr onwards against an indicative ₹18,500 per sq ft. The 3,020 sq ft 4 BHK is sold out. Above these sits The Luxe Premiere, a five- and six-bedroom penthouse tier offered on application.
Landscape and master-planning come from BDP, London. Possession is targeted around December 2030, and the development is aiming at LEED Gold certification.
How the Two Compare on Location, Amenities and Returns
Embassy One buys proximity to old Bengaluru. Sadashivanagar, Dollars Colony and RMV Extension sit within a few kilometres. Palace Grounds, Sankey Tank, IISc and the Bangalore Golf Club are all a short drive away. The airport is roughly 30 km north on NH-44, and the Hebbal interchange about 5 km.
Immencity buys the corridor itself. Manyata Tech Park is around 7 km, Phoenix Mall of Asia about 3 km, and the airport roughly 20 km. Blue Line metro stations at Yelahanka and Jakkur Cross are under construction some 2–2.6 km away, targeted for around 2027 — a drive rather than a walk, but a material accessibility upgrade when they open.
On amenities, Embassy One North Tower vs Century Immencity stops being a specification comparison. Immencity offers a roughly 40,000 sq ft Grandiose Clubhouse and over one lakh sq ft of outdoor amenities, including The Arena, which pairs ground-level sport with rooftop reading and dining. Embassy One does not compete on clubhouse footage. It competes on the fact that its amenity set includes an operating hotel — spa, salon, pool, ballroom, six food and beverage venues — and a managed platform with a Director of Residences, concierge, valet and à la carte in-residence dining. A clubhouse is a facility; a hotel is an operation.
The returns read differently as well. Jakkur has recorded roughly 19% one-year, 69% three-year and 102% five-year price appreciation, with metro commissioning still ahead of it, so Immencity offers corridor growth on a construction-linked payment plan. Embassy One’s case rests on structurally scarce supply: Bengaluru prime residential grew 9.4% year-on-year per the Knight Frank Wealth Report 2026, and the branded premium is sustained by the service platform rather than by finish alone. Yields sit at 3.5–4% semi-furnished and 4–4.5% furnished on the A-class benchmark, with a tenant base of relocating executives, expatriate management and diplomatic households.
Reaching a Decision
Anyone comparing Embassy One North Tower vs Century Immencity should start with horizon. A buyer who wants to occupy soon, inspect the real asset and hold branded scarcity is looking at Embassy One. A buyer with five years of patience, a ₹4–6 Cr band and a preference for campus living is looking at Immencity. Neither is a substitute for the other, and the choice rarely comes down to taste — it comes down to when you need the keys.
